Frequently Asked Questions
Straight answers to the questions our clients ask most.
Renting a Home
What does the total package include?+
In Lagos, a new tenancy is usually paid as a package. It covers the first year of rent, an agency fee (typically 10% of the rent), a legal fee for preparing the tenancy agreement (typically 10%), a refundable caution deposit and, where the building has shared services, a service charge. Each listing shows the full breakdown so you know the total before you view.
Is the caution fee refundable?+
Yes. The caution deposit is held against damage beyond normal wear and tear and is returned when you move out, less the cost of any agreed repairs.
What is the service charge for?+
It pays for shared services in the building or estate, such as security, power backup, water, cleaning of common areas, lifts and facility management. The amount and what it covers vary by property.
Can I pay rent in instalments?+
Some landlords accept it, many do not. Ask the agent on the listing and we will put the question to the landlord on your behalf.
Viewings and Inspections
How do I book a viewing?+
Tap WhatsApp or send an enquiry on any listing. An agent will confirm a time that suits you, usually the same or next day.
Do I pay to inspect a property?+
Ask your agent before the visit. Any inspection fee will always be agreed with you in advance, never collected on the spot without notice.
Is the exact address on the listing?+
We show the street or area online and share the exact address once your viewing is confirmed. This protects the owner and current occupants.
Shortlets and Airbnb
What are the check-in and check-out times?+
Check-in is usually from 2pm and check-out by 12 noon. Early check-in or late check-out can often be arranged, depending on availability.
Is there a caution deposit for shortlets?+
Most shortlets take a refundable caution deposit, returned shortly after check-out once the apartment has been inspected.
What do I need to check in?+
A valid government-issued ID for the main guest. Some apartments also ask for the names of everyone staying.
Car Rental
What do I need to rent a car?+
A valid government-issued ID, a working phone number and, for self-drive, a valid driver's licence. A refundable security deposit may apply.
Do you deliver cars?+
Yes. We can deliver to your home, hotel or the airport within Lagos, or you can collect the car from us.
Can I hire a driver?+
Yes. Most of our cars are available self-drive or with a professional chauffeur. Choose your preference when you book.
Boat Charter
How do I book a boat?+
Open the boat you like and use the booking button, or message us on WhatsApp with your date, start time and number of guests. An agent confirms availability, the boarding jetty and the full price before you pay.
Is it priced by the hour or by the trip?+
Each boat shows how it is priced. Some are hired by the hour, others for a fixed trip such as a beach run or a sunset cruise. Fuel, crew and any extras are confirmed with you when you book.
Where do we board?+
Boarding is from an agreed jetty, typically around Lekki, Victoria Island or Ikoyi. We confirm the exact location and time with your booking.
Is it safe?+
Life jackets are provided on board and your crew gives a short safety briefing before departure. Trips may be rescheduled if the weather or water conditions are not safe.
